FAIRFIELD COMMUNITIES QUESTIONS

Many Fairfield communities provide corporate housing options. Because the availability and services offered vary by community, we recommend you contact the Fairfield community where you would like to live for details about their specific corporate housing program.
Fairfield communities may offer a furnished apartment option for corporate housing only. We recommend you contact the Fairfield community where you would like to live for details about their specific corporate housing program.
All Fairfield communities offer in-person, self-guided, virtual and/or 3D tours. Visit your community’s website for more information.
Our self-guided tours allow a prospective resident to do an in-person tour on their own time, without touring with an agent. Tours can be booked online, and then you will be led through the process via an app or website on your mobile device. It’s quick and painless! Visit your community’s website for more information.
Pet policies vary by location. Visit your community’s website or call the leasing office for specific pet policies. Communities that accept pets do have breed restrictions.
LEASING QUESTIONS
In order to begin the leasing process, have the following documents ready:
- A valid driver’s license or government-issued id, with the exception of communities in Portland, or, where only a picture id is required.
- Proof of income document (such as current bank statement, w-2 form, pay stubs, receipt of government income, etc.)
- Payment for application and holding deposit. Administrative fees and additional deposit if applicable, will be required at move in.
Yes, at most of our communities you will need to have proof of renter’s insurance in order to lease your apartment. You will be led through the process of obtaining rental insurance through a provider we partner with during the leasing process if you do not already have it. You can also seek your own insurance provider and upload that document during the leasing process.
Certain communities do not require renter’s insurance. Please check with your specific community to find out more.
You must be 18 years or older to rent an apartment. Anyone under the age of 18 will be considered an occupant. Co-applicants and will be verified per the general rental and occupancy criteria guidelines

Fairfield utilizes ScreeningWorks Pro proprietary credit scoring model developed specifically for predicting renter behavior. Many traditional 3-digit credit scores are designed with other industries in mind, such as mortgage, credit cards, and auto-loans. ScreeningWorks Pro focuses on recent credit problems indicative of future rental behavior whereas credit scores average all good and bad credit together. By focusing on credit problems that indicate future rental behavior, ScreeningWorks Pro can provide a more accurate representation of the applicant level of risk.
Fairfield’s screening models do have a time frame of up to 7 years set in the parameters for evictions, however, it varies depending on the type of screening model. Fairfield understands that special circumstances may exist and therefore, applicants may submit proper documentation to be taken into consideration.
Most Fairfield communities offer a short-term lease option; however, the term limits may vary by community. We recommend you contact the Fairfield community where you would like to live for specific details of their lease term options.
CURRENT RESIDENT COMMON QUESTIONS
Lease renewals are automatically generated in our online resident portal. However, renewals can also be initiated through the leasing office. Please contact your leasing office for more information.
We’re pleased that you’re considering making another Fairfield community your home. In general, current residents in good standing are eligible to transfer to another Fairfield community. A notice is required per the terms of your lease agreement and your existing deposit will be reconciled for your current residency; please note any fees owed due to early termination of a lease will still apply. While you will need to submit a new application before moving into another Fairfield community, we will waive your application fees; other move-in fees and deposits may apply. Please contact your current leasing office for more specific information that may apply to your transfer.
We value feedback from our residents. Your positive comments allow us to recognize outstanding associates who deliver superior customer service, while suggestions give us an opportunity to improve our service to you. We invite you to share your comments via the “share your experience” link on your myhome online resident portal dashboard. You can also contact your community manager for more information regarding surveys and reviews.

So that we can research your concern and help you as quickly as possible, please provide these details: your name and the name on the lease (if different), your contact information (cell phone and email), community name, apartment number, dates of occupancy and a summary of your concern. You can expect a response within 48 hours (weekends excepted) from the Fairfield associate who can best address your concern.
Rent can be paid online by registering for the myhome online resident portal at www.fairfieldresidential.com/residents. Rent can be paid by ACH or credit card. You can also pay by check at the leasing office or with cash through the PayNearMe, walk-in payment system. Contact the leasing office for more information.
